If looked after properly, the average lifespan of a combi gas boiler is around 10-15 years. Regular boiler servicing is advised as it can mean your boiler should last longer.

- It's making noises. Gurgling, hissing, whistling and banging can be a sign something is wrong and might be a build-up of sludge.
- The flame isn't blue. Your boiler flame should be blue so if it is yellow, orange or white then it is not burning fuel properly. This can also be a sign that your boiler is producing carbon monoxide and should be treated as an emergency.
- Pilot light keeps going out. This most commonly means the thermocouple needs replaced - this will require a boiler engineer to replace.

The current range of Baxi boilers have the following length of warranties, subject to being registered within 30 days of installation, the Benchmark checklist completed by the installer and an annual service completed:
- Baxi 800 range has a 10-year parts and labour warranty. Please note: the magnetic filter must also be fitted and maintained for the length of the warranty, otherwise the warranty will revert to only two years.
- Baxi 600 range has a seven-year parts and labour warranty

Yes – if you move house, as long as the warranty was registered and the boiler has been serviced annually, the boiler warranty will stay with the boiler.
However, the new owner must ensure the boiler is serviced annually, so that the warranty remains valid.
